Understanding the need for asphalt maintenance.

There are three factors that will cause asphalt to fail: Water, Sunlight and Petroleum.

The causes of failure
Water: When water penetrates an asphalt surface, it causes the base under that asphalt to soften. This in turn causes the asphalt to move resulting in cracks or breakage. This is not only caused through rain but daily cycles of an irrigation system. In the winter time and spring (the freeze-thaw season), water will freeze placing even more stress on the asphalt causing complete asphalt failure resulting in potholes.

Sunlight: Sunlight on asphalt will deplete the “binder” in the asphalt. This causes the asphalt to become brittle and to lose its integrity. A newly installed asphalt surface is very black in appearance as it has its maximum amount of asphalt binder in it. Within a year of installation, the asphalt will turn gray. This is the sunlight causing the asphalt surface to “oxidize”.

Petroleum: Petroleum spills in the form of leaking oil and other vehicle emissions will seep into the asphalt surface causing it to breakdown and fail.

Each of these factors alone will cause asphalt to fail. But every day, parking areas face all three of these detriments.

The solution to failure:
Protecting your asphalt from these three elements is critical to its long term success and to avoid costly and unneeded expenses.

The best way to protect your asphalt investment is to perform the following.

  1. Asphalt repairs: When asphalt has broken (alligtoring surface) and potholes are present, the areas need to be removed and replaced with new asphalt. The procedure consist of saw cutting and removing the failed asphalt to a depth of six (6) inches and installing new hot mix asphalt.

  2. Hot rubberized crack sealing: When cracks develop, water will flow directly to the sub base of the parking area causing failure. Sealing the cracks with a flexible, hot rubberized crack sealant will prevent water intrusion. The crack sealant will have flexibility to ten degrees below zero and will not track in the heat of summer. Crack sealing is the least expensive and most cost effective form of asphalt maintenance you can do for the success of a parking area. The optimum time for crack sealing is in the fall before winter and the freeze thaw process.

  3. Surface seal coating: Knowing the three factors that cause an asphalt surface to fail, coating the parking area with a seal coat material only makes sense. A quality applied seal coat product will keep water from penetrating the asphalt, will keep the sun from oxidizing the asphalt and will not allow petroleum spills to penetrate the asphalt.
    Paradise Asphalt Maintenance will always provide a two coat application of a federal grade seal coat material reinforced with sand to promote a longer sealer life and a non skid surface. We will also apply a third coat of sealer on the main entrances and drive lanes to promote longer sealer life against higher traffic volume.
